Thinking about buying? Consider a complex

If you’re looking for a new home or perhaps your first home, you have many options and lots to consider.  Of course, budget is probably the most important factor when purchasing a property – no matter how big, small, humble or extravagant it is, your home is likely to be the single biggest purchase you make.

We all know that South Africa has a high crime rate, with some areas being worse off than others. Communal living seems to “tick the security box”, as most communal living arrangements have some form of security that is higher than a standard house, whether it’s a guard at the gate or electric fencing around the complex.  We think the biggest security feature of any complex or estate is the fact that they are communal and there are always people around.

Homes in complexes and estates also seem to be more “lock-up-and-go” than your standard home.  All communal amenities are generally looked after by the complex or estate manager.  So, when you go away, you don’t have to worry about backwashing the pool or mowing the lawn, or getting a house-sitter because you’re afraid an empty house could attract criminals.

Of course, not all complexes are created equal. If you are considering buying a property under a Sectional Title or Homeowners Association scheme, it pays to find out if the levies you’ll pay will be spent wisely. Can you speak to people living in the complex to find out if they’re generally happy with how things are run? (Estate agents may have a sense of this, but not always). Are the common areas neat, clean and well maintained? Do the gardens look attractive and well cared for? 

If all these things are in place, you could find that complex living is convenient, comfortable and relatively carefree.
