ENSURE YOU HAVE BUDGETED SUFFICIENT CASH SURPLUS TO MEET YOUR MONTHLY OBLIGATIONS.

This is not the same as budgeting to make a profit. Remember, profit is determined by what you invoice vs what you spend. A cash surplus also takes into account those owners that are paying late or not paying at all. Enusre that the funds you are receiving are sufficient to meet your monthly obligations with a small amount left over to generate some savings.

ANALYSE YOUR EXPENDITURE AND GET RID OF ANYTHING UNNECESSARY

This is not always easy to do. People’s idea of necessary expenditure differs from person to person, although the basics should always remain the same. Shop around for prices and ensure that you not only focus on price, but also on value. Value is what you get for every Rand you spend. “Make sure the juice is worth the squeeze”

CHECK YOUR RECOVERIES

Remember to ensure that you make sure that your recoveries are spot-on. Ensure you are recovering the correct tariff for Electricity, Water and Sewerage and do not use your recoveries to fund a deficit on your levies. Check your meters and your readings. Make sure your complex is being billed on up-to-date readings by the municipality. If not…ensure you are putting every cent you recover from owners away in a ring-fenced account.

IF YOU CAN METER IT…RECOVER IT!

We are all familiar with Electricity Recoveries, but what about water and sewerage. And if you are on a municipal gas line…what about gas. Spend some money on decent meters and ensure you recover what you can. This is the most equitable manner of billing for resources inside a complex and will ensure that your levy is not used to fund an under-recovery on any municipal expense.

VERIFY, VERIFY, VERIFY

Always check that you are metering correctly and that your demand is spread evenly across the complex. Make sure your meters are all reading correctly and that you are within an acceptable range of your municipal readings. Also check that your municipal meter is reading correctly and that the readings are being taken correctly.
